What We Inspect During Your Pre-Delivery Inspection (PDI)

1. Civil & Architectural Finishing
We examine all visible interior walls, ceilings, and flooring surfaces across every room of the flat.
Wall Plaster & Hairline Cracks: Detection of shrinkage cracks, structural settlement indications, and plaster debonding.
Paint & Plaster Quality: Scan for uneven coats, brush/roller marks, patches, efflorescence (white salt patches), and moisture bubbling.
Flooring & Tile Hollow Sound: Tap hammer test on every vitrified, ceramic, and wooden tile to detect mortar voids and hollow sounds.
Skirting & Joint Grouting: Alignment of skirting tiles with walls and full epoxy/cement grouting integrity.
Ceiling & False Ceiling Finish: Levelness of POP/Gypsum ceilings, cornice finish, and unpainted patches around electrical cutouts.
2. Doors, Windows & Hardware
All entry doors, internal bedroom doors, bathroom doors, and external sliding windows are individually operated.
Frame Alignment & Plumbness: Door frames checked for vertical plumbness to prevent shutter dragging or spontaneous swinging.
Locks, Handles & Latches: Operation of mortise locks, cylinder keys, tower bolts, and magnetic door stoppers.
Sliding Windows & Tracks: Smooth movement on aluminium/UPVC tracks, roller lubrication, and locking latch engagement.
Weather Sealant & Weep Holes: Silicone weather seal around outer window frames and drainage weep holes to prevent monsoon water ingress.
Bathroom Door Moisture Protection: Water-resistant laminate backing and minimum clearance from wet flooring.
3. Electrical & Safety Systems
Visual examination and instrumented socket testing of all accessible electrical points.
Socket Polarity & Earthing: Testing of all 6A and 16A sockets for proper Phase-Neutral-Earth wiring orientation using digital polarity testers.
Switch & Faceplate Mounting: Firm installation of switch plates without gaps or loose wall anchors.
Distribution Board (DB) Inspection: Accessible MCB circuit breaker labeling, trip mechanism check, and main ELCB/RCCB safety verification.
Light & Fan Points: Functional testing of ceiling rose connections, light switches, and fan speed regulators.
Dedicated Appliance Points: High-load AC points, geyser sockets, and kitchen chimney connections.
4. Plumbing & Wet Areas
Comprehensive flow, drainage, and leakage checks across all bathrooms, kitchen, and dry balconies.
Water Flow & Faucets: Operating every basin mixer, bib tap, diverter, showerhead, and health faucet under active water pressure.
Drainage Slope: Verifying that bathroom and utility floor tiles slope properly toward drain traps without puddle formation.
Waste Pipe Joint Seepage: Checking bottle traps, kitchen sink under-counter flex pipes, and nahani traps for active dripping.
Toilet Sanitary Fixtures: Flush tank filling speed, auto-shutoff valve operation, and watertight seal around WC base.
Visible Moisture & Dampness: Infrared/surface scan of common wall areas adjacent to bathrooms to identify concealed plumbing seepage.
5. Additional & Utility Areas
Dedicated exterior areas, balcony safety, and overall contractor finishing.
Balcony Railing & Grills: Railing height compliance (minimum 1.2m), weld strength, rust prevention, and anchor bolt rigidity.
Dry Balcony Connections: Washing machine water inlet cock and waste water drainage socket readiness.
Kitchen Platform & Backsplash: Granite counter levelness, sink silicone bead seal, and dado tile alignment.
Builder Cleanup & Debris: Highlighting leftover construction cement, glass scratch marks, and unfinished paint overspray.
